The brief was clear: create an environment that puts people first, reflects the organisation’s future ambitions, and supports a diverse range of tasks, moods, and personalities.
Livv Housing Group wanted more than just a new office, they needed a vibrant ecosystem that could adapt to changing workstyles and empower employees to choose how and where they work. TSK began by mapping out the workplace journey from a people-first perspective. Fixed work neighbourhoods were replaced with a dynamic zoning model, each area designed to support different cognitive needs, energy levels, and working styles.
The ground floor was reimagined as a bustling hub of activity. Visitors and staff are welcomed by a vibrant reception area leading into a series of interactive zones. Social spaces were created for informal gatherings and relaxation whilst versatile meeting rooms ranging from relaxed soft-seating layouts to formal boardroom configurations. A Tech bar was implemented for on-the-go IT support and green screen and podcast rooms allow creative content production.
Moveable and hackable furniture were selected throughout the building meaning employees are able to adjust the environment as needed.

Lighting and colour schemes were tailored to the function of each zone—soothing, muted tones in calm areas; bold, energising palettes in creative and high-traffic zones. This thoughtful layering supports different sensory and cognitive styles, ensuring every employee can find a space that suits them.
The new workspace has transformed how Livv Housing Group staff interact, collaborate, and perform. Empowered with choice, employees now move fluidly between zones based on their tasks or mood. The design supports deeper focus, spontaneous collaboration, and improved wellbeing.
